When is an Ecologist required? 

An Ecologist may be required to prepare reports or advice that you require for development approval (DA) or consent conditions in the Northern Beaches of Sydney.

The following 'wards' of Northern Beaches are subject to different Biodiversity planning requirements associated with their Development Control Plans (DCP):

1. Manly

2. Pittwater

3. Warringah

Commonly Northern Beaches Council require you to engage an Accredited Biodiversity Assessor such as Land Eco Consulting to prepare a Biodiversity Development Assessment Report (BDAR)  for DA in Avalon Beach, Newport, Bilgola, Whale Beach, Palm Beach, Mona Vale, Ingleside, Church Point, Bayview, and Scotland Island and Cottage Point. Land Eco Consulting can provide this service for your DA.

Other suburbs of the Northern Beaches such as Narrabeen, Collaroy, Dee Why, Elanora Heights, Wheeler Heights, Cromer, Narraweena, Frenchs Forest, Belrose, Forestville, Killarney Heights, Davidson, Balgowlah, Manly, Seaforth, Curl Curl, Freshwater, Great Mackerel Beach, Currawong Beach, Coasters Retreat, Morning Bay, Elvina Bay, Lovett Bay, may require to engage an Ecologist to prepare a Flora and Fauna / Ecological Impact Assessment including a Test of Significance and sometimes a BDAR. A Council, Certifier or other Consent Authority may require that you engage an Ecologist to produce reports or advice for any development on a property that contains, native vegetation, native trees,  or is adjacent to native vegetation (e.g. National Parks, bushland reserves, wildlife corridors, coastal protection areas). 

Sometimes a proposed development site has been historically cleared, however, regulators may still request that you commission an Ecologist to assess indirect impacts upon adjoining areas.
